Vegas Median List Price And Asking Price Per Square Foot

Las Vegas's median list price for homes was $274,777 this week.  An even better number to know: the asking price per square foot is $127. Use this number to compare properties because it's a better benchmark than just price.

The Las Vegas Market Action Index, calculated by Altos Research, reported we are in a "Seller's Advantage" market. That's because, in my humble opinion, our inventory of realistically priced homes is disastrously low.

Our median sales price last month was $220,400.  Do the math. Do you think sellers are overly optimistic? Or are our prices moving up? (Yeah!) What do you think?
