New home prices in Las Vegas are falling, which is good for you! In August, the last month figures are available, the median price of a new home in Clark County was $312,898. That was up 11.5% from August 2015 but the lowest monthly medianprice since March 2016.
Of course, the median home price for resales in the same month was $236,000, a significant decrease. And remember, new homes are not landscaped in back, so you have to add that to the price. And you have to pay extra for all those upgrades you fell in love with in the models.
Remember, if you want someone to be your advocate when buying a new home (would you use your spouse's divorce attorney?), you must have your Realtor join you when you FIRST sign in at the subdivision. Builders don't want you to have someone there to make sure you are getting the best deal! So they will not pay your Realtor a cent if they help you after the fact.
