Here's a nice Christmas present. Las Vegas's median home price hit $223,900 in November, according to Ticor Title. That's a 9.4 percent increase over November 2014.
The average home sale price went up too. It clocked in at $273,210. That's an 11.1 percent increase over a year ago. (NB: The median price means half were above and half were below. The average is the sum of all of the houses sold divided by the count. That's why the two numbers are different.
What does this mean? IMHO, the Las Vegas real estate market is finally getting back to normal. Alas, the big bargains are long gone. But that's good news for homeowners who could hold on.
